Robust or Bust: How We Built a System to Ensure Truss has the Most Engaging CRE Listings

At Truss, we believe that when tenants and brokers have access to rich, up-to-date listings, they are more engaged in the leasing process and are able to narrow their search to spaces that actually fit their needs. In many instances, as it pertains to tenants, their first introduction to a property is through its listing sheet, so it’s especially important to us that our listings make a great first impression. With that in mind, the operations team set out to quantify and track the quality of our current listings to see where we could improve the tenant experience.

There are many pieces of information that give tenants a full understanding of a listing, which include:

  • Features checklists
  • Interior configurations
  • Floor plans
  • Photos
  • Descriptions
  • 3D virtual tours

We knew the benefits of robust listings. Tenants are four times more likely to book a tour of an office with images, and 6.4 times more likely to book a tour of an office with a 3D virtual tour. The next step was to come up with a way to keep track of our listing data.

The Solution

We created a grading system to quantify robustness for each of our listings and identify areas for improvement. The A,B,C,D,F grades range from A-listings, with full space details, images, floorplans and a 3D virtual tour, all the way to F-listings, which only feature square footage and rate/representation.

 The grading system is as follows:

  • A-Listings: 3D virtual tour, space description, and everything within B-F listings
  • B-Listings: Photos, and everything within C-F listings
  • C-Listings: Features checklist, Layout transcribed, and everything within D-F listings
  • D-Listings: Floorplan, everything within F listings
  • F-Listings: Square footage, rate and representation

How We Improved Our Listings

Once we had the framework to quantify and track the listing quality, we began an outreach campaign and series of audits to improve the robustness of listings across the board. To increase A-rated spaces, we worked with brokers and owners to shoot Matterport 3D virtual tours, which come with a tour, floorplan and space photos. We continue to work with Matterport to shoot these virtual tours and provide assets to brokers and owners for free.

We also prioritized transcribing brochures, floorplans, and photos from our platform into searchable data. We built features checklists and wrote space descriptions, increasing the quality of listings – all from information we already had.

Results

Creating a grading system for our inventory pushed us to improve the robustness of our listings. Since we implemented the system in June 2019, we’ve increased the number of A spaces by 713%, B spaces by 412% and C spaces by 2,355%. Our data is now more robust, allowing tenants, brokers and owners to more easily search for, find and make efficient decisions on the suitability of a space.
