Starting the Office Space Search
Earlier this year, Roger and Kenya were in the market to find a new location for their expanding enterprise. They originally thought that Santa Monica and West LA were potential locations because either submarket would be close to their existing office space. They engaged Truss and our Regional Senior Vice President in Los Angeles, Sam Devorris, to help them find an office that would accommodate them as they scaled their business and that would present the right image to their clients. “We wanted an office that reduced our employee’s commute and enabled us to easily get to our clients’ offices and projects," said Kenya, "As a real estate-focused creative agency, we wanted to be located in an area where there are other creative firms and that is growing in popularity."
Early in the process, Sam recommended widening the search to additional locations including Culver City, which has become a destination for content creation and creative agencies. It is one of the few areas in LA that has multiple transportation options including bike paths and the LA Metro. Culver City is ideally located midway between downtown and Santa Monica and is not far from Los Angeles International Airport (LAX).

Selecting the Space
Using the Truss platform, Sam located a non-traditional, multi-use building one block from downtown Culver City. The building is close to mass transit with ample free parking, which is rare in LA. Roger and Kenya were able to tour the space virtually on Truss and were pleased with the features. The office spaces are modern and feature high ceilings and natural light, which they found appealing.
Once they showed interest, Sam began negotiations with the property owner: he secured several concessions including free rent and a below-market rental rate. Coincidently, their new office is across the street from one of their clients, Ivy Station, a development that will feature an open-air promenade, HBO’s office space, retail, residences and a hotel.

Choosing Culver City
Sam believes that Culver City is poised for more growth given its location and live-work-play options: “Culver City has seen a surge in office absorption especially by creative businesses like Uncomn Projects, not to mention Apple, HBO and Amazon leasing close to 1M sq ft. It has so much to offer: from several transportation options to great retail, hospitality and a historic legacy with Sony and the Culver Studios. Developers are breathing new life into downtown Culver City with terrific multi-use buildings so it will continue to be a destination.”
